It's too loud, I'm moving out

I will start out with the positives about this property: 


The current management company (the third since the building was tenanted in mid-2011) is fantastic. They are responsive and easy to work with.

The materials are top notch. No middling white tile floors here, and all high-end fittings in the bathrooms (Grohe, Kohler, etc.)

The bedroom sizes are beyond generous.

The ceilings are high and airy.

Now, the negatives:

The build quality is abysmal. Tiles fall off walls because they were not installed properly. The electrical work was apparently completed by the same guys who installed the tiles (crossed lines, power pointer that fall out of the walls). The sewer lines are full of construction debris, so you get a lovely perfume when you least want it. Things like sinks and shower doors are not installed properly, so they have a tendency to detach themselves at will.

Those high ceilings mean high electrical bills - even when being very judicious about how often and how low the air con units are set for. This is compounded by the vast walls of windows in each unit exposed to sun for much of the day.

Most units have only one point of access for Internet and Astro, and not necessarily where it is useful.

Many units don't have windows in the wet kitchens, allowing noise, construction debris particles, fogger, insects and any other type of air-born nuisance into the primary food preparation area.

There is no built-in storage space in the bathrooms for toiletries. 

Depending on owner preference and expenditure on cabinets, the master bedrooms are woefully lacking in closet space. 

Although construction is nearing the home stretch on one side of the building, it is starting on the other. The doors to the private pools aren't sealed on the tops, bottoms, or between doors, so the noise and dirt from the construction can quite bad.

Noise is easily transmitted from one unit to that below it.

May of the private pools leak. And the common pool is ridiculously cold.

If you are a renter looking for a short term home, and find a unit that has been tenanted previously (meaning all the electrical and air con problem areas were addressed before the builder's warranty expired), this isn't the worst place. If you are looking to buy - either to live-in or hold as an investment, your money is better spent elsewhere.

At first glance Gallery condo appeared the right place for us. Good location, new clean and spacious apartments.

After we moved in we have experienced many problems, which until today have not been resolved to our satisfaction. Building management and security is friendly.

Some things you need to know when you consider to buy or rent:

1. AC system is very unreliable. We have 2 outdoor condensor units, one of which has not worked since we moved in almost 3 months ago. Contractors come and go. They "fix" the unit, which will break down again after 1 or 2 days.

2. Electric bill we received for first full month was RM2,000. Considering we only use one unit and keep the temperature at 27 deg. this is probably as low as we can keep it.

3. Private pool and large common pool are not heated. Because the pools are not exposed to direct sunlight, the water temperature is too low. Our kids do not enjoy swimming. The pool apparently is considered "style feature".

4. In general quality of fixtures and appliances is not what you would expect for an apartment in this price range. Almost daily things break or fail and it will take weeks, many calls and many visits by contractors to get it fixed. Building management does not keep any spare parts in stock.

5. Capacity of water haters is too small.
